Use this guideline for the daily inspection and maintenance of your lightning and mechanical room.
1.1 Lighting – Emergency (EXIT) lighting is functioning.
2.1 Mechanical Room – Boiler/furnaces functioning properly.
2.2 Mechanical Room – Bleeder is on, valves open (upright is off).
2.3 Mechanical Room – Visual check of all units (no leaks).
2.4 Mechanical Room – Check glycol temperature (should be between 150-170).
2.5 Mechanical Room – Check PSI temperature (should be between 15-20).
3.1 Safety – No obstructions to emergency exits.
3.2 Safety – Exterior stairs are in good condition, clear of ice buildup.
3.3 Safety – Exterior accessibility ramps are in good condition, clear of debris.
4.1 Electrical – Panels functioning properly.
4.2 Electrical – Backup generators functioning.
5.1 HVAC – Systems functioning properly, no issues.
5.2 HVAC – AHU is working (30-50 is normal).
6.1 Plumbing – Systems are functioning properly, no issues.
6.2 Plumbing – Run water in 1st floor washroom to ensure no backup/frozen drain.
6.3 Plumbing – No leaks on water booster or circulation pump.
7.2 Exterior – Driveway and parking lot are clear of debris, garbage, etc.
8.1 Snow – Parking lot, walkways, driveways have been plowed and/or sanded.
Igluvut.1 - Turn on lights for the building on the relay panel.
Igluvut.2 - Honeywell computer, acknowledge alarms, ensure no alarms on auto dialer.
Igluvut.3 - (FRIDAY ONLY) Run generator, ensure proper functioning.
Inuksug.1 - (FRIDAY ONLY) Run generator, ensure proper functioning.
