Is the property’s address clearly visible from the roadway?
Condition of sidewalks
Parking lot seal and stripe condition?
Are there cracks etc. in the pavement / asphalt that need to be repaired?
Is the property shoveled and/or plowed during the winter?
Is there proper lighting in the parking lot?
Exterior lighting condition
Are there wheelchair-accessible ramps leading up to the main entrance?
Are there any obstructions in front of fire hydrants?
Is there a locking trash dumpster / enclosure on-site?
Condition of backflow valves
Condition of storm drains
Are utility & electrical panels and boxes properly marked?
Building Exterior
SCCU building signage condition:
Is the building’s roof in good shape?
Are windows and doors in need of a washing?
Is the exterior siding in good shape?
Are there any cracks in the building’s exterior walls?
Are there signs of weather damage? Fading, cracking, deteriorating:
Glazing: broken / discolored glass
Glazing: condition of window frames, gaskets, sealant etc.
Are the gutters free of debris?
Is the building free of vandalism?
Landscaping / Irrigation
Does the landscaping interfere with any utility boxes?
Are there any dead trees, shrubs, groundcover on the property?
Is the irrigation timer set properly?
Are sprinklers soaking or affecting walkways?
Are planters properly mulched?
Are flower beds weed free?
Is the grass healthy and well maintained?
Are trees & shrubs pruned away from lighting fixtures, signage, etc.
Electrical Systems
Are all electrical boxes, outlets and switches properly covered?
Are all low voltage boxes and wire chases covered properly?
Are electrical panels properly labeled, covered and latched?
Are electrical panels free of obstructions?
Are extension cords used temporarily only?
Are there any frayed wires on cords etc. in the building?
Do all outlets located within 6 feet of sinks have a GFCI outlet installed?
Do branches equipped with manual emergency power transfer switches have proper instructions for use?
Emergency generator enclosure conditions (if applicable):
Emergency generator maintenance conditions (if applicable):
Transfer switch (if applicable): Clutter free, keys and instructions in position etc.,
Fire Protection
Are all smoke alarms functional?
Are smoke alarms tested regularly?
Does the building have a sprinkler system?
Is the sprinkler system inspected regularly?
Is all storage at least 2 feet below the sprinklers?
Are portable fire extinguishers readily available?
Are fire extinguishers inspected regularly?
Are fire evacuation diagrams posted throughout the building?
Are there “EXIT” signs posted above exterior doors?
No flammable or combustible liquids on location
Heating/Cooling System
Are there any combustible objects near furnaces / heaters etc.
Is the building’s thermostat set properly?
Are filters replaced regularly?
Is the heating/cooling system set back when the building is unoccupied?

Walls: dings, dents and marks

Is janitorial service satisfactory at present?
Are bathrooms cleaned as scheduled?
Are windows cleaned per schedule?
Does the company have a recycling policy?
Are carpets and hard flooring cleaned per schedule?
Storage / supplies etc.
Is a bio hazard spill-containment kit readily available in case of a spill?
Are Safety Data Sheets (SDS) available for hazardous substances?
Is paint and other attic stock properly labelled / organized?
Are storage spaces free of clutter / debris etc.?
