A building inspection checklist can inform you of any problems in advance. This checklist will help you understand the condition of the property and help you set aside your budget for repairs

Size and shape of property
Setbacks from property lines to new construction
Utility entrances – water sewer, gas and electric
ELECTRICAL PLANS:
. Show all outlets, smoke detectors, light fixtures, 1. Show all heights of walls and roof members switches and fans
Show sub-panel location
Show ampacity of main service
ROOF AND FLOOR FRAMING PLANS:
Show all beams, supports and structural details
Roof construction, vented openings and materials
Exterior walls and bearing partitions
Lintel and header sizes
Note shear walls if present
Framing member sizes and spaces
Indicate type and thickness of all flooring materials
Call out structural connectors and hold-downs
FOR ADDITIONS OR REMODELS:
Drawing of original structure showing areas being added or altered
Specific names of new areas (bedroom, porch, family room, etc)
New wall outlets, switches, light fixtures, smoke detectors and special outlets
Smoke detectors in existing installations
FOOTING FOUNDATION PLAN AND DETAILS:
Size and depth of all footings
Stem walls and concrete slabs on grade
Reinforcing steel size spacing
Retaining and/or restraining walls
Anchors and hold-downs
EXTERIOR ELEVATIONS:
All outside views of structure/addition
Label all materials
Indicate heights – floor to plate line, overall height
SECTION:
Show all heights of walls and roof members
Label all materials
Provide details of stairs, fireplaces, showers and sunken tubs and special conditions
PLUMBING PLAN:
Location and size of water heater. Show combustion air and flue for gas installations
Show locations for all cleanouts
Provide a 2-way cleanout outside of structure
