Air Handler - Annual PM

Annual preventive maintenance for an air handler is essential to ensure its efficient operation and longevity. Regularly performing these maintenance tasks can help extend the life of your air handler, enhance indoor comfort, and improve energy efficiency.

    Visually Inspect around unit. Note any piping leaks, rust and sounds

    Inspect hot and cold water valves for proper operation

    Cycle economozer and check for damper alignment and tightness

    Temp motor rear and shaft. Record temps

    Grease motor bearings

    Rotate blower wheel and feel for flat spots and listen for bearing wear

    Calibrate magnehelic gage

    Inspect and clean hot water coil

    • Pass
    • Flag
    • Fail

    Inspect and clean chill water coil

    Replace air filters

    Check belt tension and alignment

    Check actuators open / close. Verify

    Record voltage and amperage of motor(s)

    Tighten electrical connections

    Check hot water pump for leakage and bearing noise

    Make note of concerns and to monitor
