Mechanical Rooms

• Fire Panel - weekly - clear of all alarms

• Wall Heaters - weekly - winter months only - test functionality weekly

• Fire Pumps - weekly - inspect for leaks

• Fire Pump Exercise - monthly - procedure posted on wall, initial when complete

• Roof Access - weekly - hatch secured

Interior

• Unit Heaters - weekly, winter only - vacancies only, thermostats set to 60* and HOLD, check output with IR gun

• Doors - weekly - vacancies only, no visible damage, locked, weather tight

• Exit Signs - weekly - illuminated

• Bathrooms - weekly - vacancies only, ensure toilets aren't running, no water leaks

• Windows - weekly - vacancies only, no broken glass, clean

• Exit Signs - June 1, Jan 1 - test battery backup

• Fire Extinguishers - annually December 1 - serviced

Exterior

• Parking lot - weekly - free of debris and garbage, not in need of sweeping or blowing, paint in good condition, no potholes or deterioration

• Landscaping - weekly - free of debris and garbage, sod maintained, no dead spots in sod, no tree or shrub damage

• Doors - weekly - no visible damage, locked, weather tight

• Windows - weekly - no broken glass, clean

• Lighting - monthly, last week of month - verify exterior lighting fixtures working properly

• Irrigation - monthly, last week of month - not spraying parking lot or building

• Roof - monthly, last week of month - perform roof walk, inspect for debris, shifting ballast, parapet membrane and trim
