GRC Loss Prevention Roof Inspections
Regular inspections help identify minor issues before they escalate into major problems. This can save homeowners or property managers significant expenses in the long run. Engineer will ask for documentation that the Parker 2/yr. (Spring & Fall) roof inspection is being completed by plant personnel.
Section #1 Engineer will access roof and check for following (take pictures as evidence)
Drains and gutters are clear of debris and working
Roof is clear of debris
Ballast, tar and gravel or mechanical fasteners are evenly distributed
No bubbling of tar and gravel or membranes
Roof joints including roof equipment are well sealed
Flashing has not pulled away
There is no standing water on roof
Roof expansion joints are in good condition
No storage on roof
No evidence of smoking on roof
No evidence of roof exhaust equipment exhaust impacting roof covering
Section #2 Engineer will check for the following from the interior of the building
Evidence of leaking from the roof underside, rusty fasteners, joints, evidence of water on ceiling or floor
- Evidence of water running down walls
Water pooled on floor
Evidence of movement of any roof components joists, deck, joints, trusses
Section #3 NEW ROOFS
Plans for all new roofs should be sent to GRC for review before installation begins.
GRC’s plan review process will ensure proposed roof is in accordance with Parker specification as well as industry standards for the specific region. Verification that the proposed roof is designed to withstand the regions expected wind uplift, snow load and quake exposures
Engineer will ask for GRC plan review letter for new roofs
They will ensure the roof was installed in accordance with accepted plans and document its features in the GRC report for future reference.
